Tips

Condo / Townhouse Maintenance Fees

Maintenance Fees can include or exclude certain costs you will be responsible for.  For example,  you may be billed seperately for building insurance,  water, sewer, dock fees, parking etc.  When all are added up your monthluy cost could vary substantially.  TIP... Make sure you know what is included and what is not.

Association Fees

Association fees may be required of each unit owner in a complex.  Sometimes there are ceriain benifites.... other times it is just buying the right to vote on common issues.  Fees are normally a single annual fee and usually nominal.   TIP...It's good to know if this fee is manditory and what the cost is.

Using a Buyers Agent

In Florida,   a Real Estate Agent is required by state law to furnish a disclosure to you which explains the relationship between you and the agent.  If the agent is also the listing agent or works for the listing broker but does not directly represent the property owner or if the agent is an exclusive Buyers agent.  The differences are important to you.  Why? As a Listing/Selling Agent the agent's responsibility is to the SELLER.  If the agent works for the same broker that has the listing there may be a conflict of interest.  As an Exclusive Buyers agent the agent representing you is representing your interests only .   TIP... Know who is representing you.  More Info

If you call the number on a Realtors sign or ad.....you will be talking to the Sellers Agent who has contracted to sell the property for the sellers price and terms.  Call us....We're On Your Side!
